Regular property inspections are the single most effective way to protect your rental investment. They catch small problems before they become expensive repairs, ensure tenants are maintaining the property, verify lease compliance, and document property condition for security deposit disputes. Most successful landlords inspect every 6 months.
Check for missing or damaged shingles, sagging gutters, proper drainage, and any signs of water intrusion. Roof issues caught early cost hundreds to fix; ignored, they cost thousands.
Look for cracks in the foundation, signs of settling, water staining, and proper grading that directs water away from the building. Walk the perimeter noting any changes since the last inspection.
Verify that landscaping is maintained (per lease terms), drainage systems are clear, walkways are in good condition, and outdoor areas are safe and accessible.
Test all faucets for proper flow and drainage, check under sinks for leaks, verify toilet operation, inspect water heater for signs of corrosion or leaks, and test water pressure. Look for signs of unreported leaks — water stains on ceilings, warped flooring, or musty odors.
Test all light switches and outlets, check GFCI outlets near water sources, verify smoke detectors and carbon monoxide detectors are functional with fresh batteries, and inspect the electrical panel for any issues.
Change or verify air filters have been changed, test heating and cooling operation, check thermostat function, and inspect visible ductwork for damage or disconnection. Schedule professional HVAC maintenance annually.
Test smoke detectors, carbon monoxide detectors, fire extinguishers (check expiration dates), and ensure emergency exits are unobstructed. Document compliance with local safety codes.
